The Ridges Covenants were put in place back in 1976 as required by Colorado Statute. Although no HOA dues are paid to an association (these are instead paid to the City of Grand Junction for irrigation water, trash and parks maintenance) the Covenants remain in place today. All conditions are still required to be met by homeowners and property owners.
The Ridges was platted in the 1970's and 1980's. Some replats have been done since then, so be aware. Below are the original Plats.
All exterior improvements within The Ridges require a Building Permit from The Ridges Architectural Control Committee (TRACCO). The form may be downloaded below.
